We are right in the thick of school holidays – town is humming and the ski fields are bursting! Lots of people looking at property options which is great, so if you are watching the market and considering selling now is a great time to sell.
Auction day today – we had planned to auction only one property, but 71 Frye Crescent, Albert Town
auction has been brought forward with a pre auction offer so enticing, the vendors have made it today.
Results as follows:
Plenty of interest in 71 Frye Crescent
, with a pre auction offer of $610,000 this had plenty of interest. Eventually selling for $625,000. (CV $540,000)
12 Long Grass Place
– a very quiet and peaceful family home in Hawea Flat, with competitive bidding this sold for $945,000 (CV $750,000).
As a note, we are currently seeing a trend of homes selling at 10-25% above their CV price.
A couple of interesting new listings this week…
First up is a quiet listing in Kapuka Lane – Kirimoko Park. This has been built to be a passive house, incredibly quiet and super warm. Single level and close to town; it would suit a couple or a semi retirement home. This is not marketed, so please ask if there is interest.
